										<content:encoded><![CDATA[<p>CIS Communications recently helped a local landowner segregate, market, and divest a multi-tenant American Tower wireless ground lease.  We were able to assist the owner in inking a deal for not only the highest monetary value, but also the least onerous ongoing terms.  When monetizing a lease, it is important to not only obtain the highest value, but also to make sure that the terms of the easement and lease assignment don&#8217;t hinder the value of the underlying ground.  We were able to negotiate a deal that maximized the value of the lease and also kept the value of the underlying property intact.</p>

										<content:encoded><![CDATA[<p>CIS Communications is proud to announce the completion of DISH Wireless&#8217; colocation onto our Mapaville tower site, which is located in Jefferson County, MO.  In 2019, DISH entered an agreement as part of the Sprint/T-Mobile merger in which DISH would acquire Sprint&#8217;s prepaid wireless businesses, including Boost Mobile. In 2020, DISH officially purchased Boost Mobile from T-Mobile for $1.4 billion. With this purchase it officially launched its wireless business, DISH Wireless, LLC, offering prepaid service through the Boost brand as an MVNO (mobile virtual network operator) on the T-Mobile network. DISH also intends to have the first standalone, 5G-only network in the United States.  In 2021, DISH signed a $5 billion contract with AT&#038;T to become a new AT&#038;T MVNO within approximately two years. As a result, DISH wireless customers will be able to roam on AT&#038;T&#8217;s 4G and 5G network while DISH continuous building its 5G-only network.     </p>

										<content:encoded><![CDATA[<p>CIS Communications is pleased to announce the completion of AT&amp;T’s colocation onto our newest tower site, CIS-MO-041 NGA South, which was erected in late 2018.  The tower is located in the City of St. Louis, and is situated directly to the east of the new National Geospatial Agency (NGA) campus, which is currently under construction.  Albeit successful, zoning approval for this tower was lengthy and difficult to achieve, and the significance of this tower location can not be understated, due to the National Geospatial Agency implementation of a new security buffer zone surrounding the entirety of the NGA campus for a ½ mile in every direction.  The new security zone specifically restricts the erection of any new cellular and/or frequency transmission towers within the buffer zone area. In addition to the massive new NGA campus, a new city hospital under construction, and the revitalization of the area allows this tower site to accommodate the growing cellular coverage and capacity needs.</p>

										<content:encoded><![CDATA[<p>We are pleased to announce the closing of a ground lease monetization for a U.S. military veteran based not for profit. CIS was engaged by this organization to pursue the sale of a single tenant SBA ground lease. After a thorough lease review, detailed RFP process, and sell side negotiation/closing support, CIS was able to increase the asset sale price by almost 25% over the highest original offer and obtain a top market multiple for the asset. The funds allowed the not for profit to perform much needed property repairs/upgrades and increase their contingency reserve fund. CIS’ market knowledge and ground lease monetization experience was key to maximizing the sellers realized value.</p>

										<content:encoded><![CDATA[<p>CIS was engaged by JB Towers to perform full site deployment services for a client in Evansville, Indiana.  Their client required a very specific tower height and location to optimize their operational needs, and Evansville had adopted a zoning code that effectively prohibited towers of this height in many areas of the city due to the zoning district regulations and tower setback requirements.</p>
<p>After surveying the area, CIS quickly obtained the zoning information for each district, and identified owners with properties that had feasible pathways to zoning approval.  CIS successfully negotiated the ground lease with the selected property owner; provided all of the title procurement services, which also involved curing a blanket utility easement on the parcel that required working with the property owner and their legal representation, and the local utility provider; and successfully obtained all the zoning/permitting approvals, as well as all federal regulatory approvals.</p>
<p>The Evansville tower is a 348’ self-support tower, and construction was completed on December 28<sup>th</sup>, 2017.</p>
